Understand the roof.Define the next step.

A roofing inquiry should explain what prompted the concern and where the property is. Whether you noticed a leak, storm damage or an aging roof, Franklin’s next step is a construction discussion informed by the condition of the site. An online selection does not diagnose the roof.

Bring your priorities to Franklin
01

What information helps explain a leak or storm concern?

Describe when the issue appeared, where you noticed it and which rooms or exterior areas may be involved. Share photographs taken safely from the ground or inside the property, along with any earlier assessment information you already have. Do not climb onto the roof to prepare an inquiry. If the property has an immediate safety concern, arrange appropriate urgent assistance rather than waiting for an online project response.

02

How is repair or replacement considered?

The existing roof, visible condition, history of problems and site assessment shape the discussion. A recurring interior stain alone does not establish the source of a leak or prove that replacement is needed. Franklin can review the proposed construction work and the information required for a useful estimate. Ask how the scope addresses affected areas, material choices and the connection between roof work and related interior repairs.

03

What if an insurer is involved?

Let Franklin know whether you have contacted the insurer, whether an assessment has taken place and what construction information has been requested. Franklin discusses the repair or replacement scope and estimate for the work it proposes. Your insurer determines policy coverage, deductibles and claim decisions. Keep those decisions separate from the construction conversation, and review any scope differences before authorizing work or assuming a cost will be reimbursed.

04

What should we discuss before scheduling roofing work?

Share the property address through the inquiry, your preferred timing and any access constraints. Discuss occupied areas, material delivery, protection of surrounding spaces and any connected interior work. The proposed scope and site requirements shape the work plan. For the first conversation, your city, a description of the concern and a few safe photographs are useful; you do not need to determine the technical cause yourself.

Useful answers

Before you
get started.

Do I need a new roof or a repair?

That depends on the roof’s condition and the extent of the problem. An assessment helps establish the appropriate scope.

Can you help after hail or storm damage?

Yes. Tell us what you have noticed and whether you have an insurance claim underway.

Can you guarantee my insurance will pay?

No. Coverage and claim decisions belong to your insurer. Franklin can discuss the construction scope and estimate.
